Planning Secured at Appeal for Contemporary Rural Dwelling in Derbyshire.

Matthew Montague Architects are thrilled to announce that planning permission has been secured at appeal for a high-quality, glass backed four-bedroom dwelling on Main Road, Pentrich, in Amber Valley, Derbyshire. This decision marks a significant milestone for the client, following a rigorous planning process that included initial refusal by the local planning committee despite a recommendation for approval from the local authority planners.


Project Overview

Plans for this contemporary yet sympathetically designed dwelling were initially submitted to Amber Valley Borough Council in December 2022. The proposed dwelling, set within the Derbyshire countryside, adheres closely to both national and local planning policies. The design strategically addresses the tapered nature of the currently unused plot, integrating an angled floor plan to reduce the dwelling's scale from the roadside while harmonising with the surrounding properties.


Design Highlights

The front elevation of the proposed house features a traditional form, mirroring the scale and layout of neighbouring properties. In contrast, the rear of the property boasts a contemporary design with extensive glazing to capture panoramic countryside views. This blend of traditional and modern elements reflects MMA’s commitment to creating homes that enhance their environments.


Key design features include:

Environmental Considerations: The dwelling will be constructed using local natural stone and exceed building regulations requirements for energy efficiency.


Heat Pump and Solar Panels: A heat pump will provide energy efficient heating, while a south-facing sloping roof is primed for photovoltaic panels, providing opportunity for energy generation.


Green Roof: A green roof over the sunroom will increase biodiversity and blend the building seamlessly into its rural setting.


Internally, the property is designed to offer luxurious and practical living spaces, including a basement gymnasium, a large open-plan kitchen/living/dining area, walk-in pantry, study, utility room, snug, sunroom and four en-suite bedrooms with ample storage and dressing areas.


Planning Journey

Despite the project’s alignment with planning policies, the initial application faced objections from local residents, leading to a refusal by the Planning Committee in January 2024. Determined to proceed, the client, appealed the decision. In June 2024, the appeal was upheld, and full planning permission was granted. The appeal inspector also awarded full appeal costs to the client, affirming the project’s compliance with planning regulations.


The appeal inspector commented, "Overall, the appeal site is a small parcel of land that will be contained by other buildings in the locality. As such, I consider that it would be infill development within the context of its location and therefore one of the exemptions to Green Belt development." This decision highlights the meticulous planning and design work undertaken to ensure the dwelling fits seamlessly within its context.
