Innovative Hillside Design: Planning Application for New Ambergate Home Submitted.

A planning application has been submitted to Amber Valley Borough Council for a proposed new detached dwelling at 1 Wesley Road, Ambergate, Derbyshire. The project involves replacing an old semi-detached property that has been vacant for some time and is in a poor state of repair.


The site is particularly notable for its steep terrain and varying levels, which present both an interesting and challenging opportunity for development. From the rear elevation, the proposed dwelling appears as a single-storey structure, while from the front, it rises to three storeys, making full use of the site's unique topography. Significant excavation and construction work will be required to bring the project to life.


The applicant, a long-time Ambergate resident, purchased the property after living opposite it for many years. The proposed design aims to create a contemporary, energy-efficient home that harmonises with its hillside setting while maximising the breathtaking valley views.


Thoughtful Design for Modern Living


The design blends traditional materials with a modern aesthetic, ensuring the home complements the surrounding area. The steep nature of the plot presents challenges but also provides opportunities to create a home that works harmoniously with the landscape.


The house will feature an “upside-down” layout to maximise views and natural light. Key design elements include:


  • Lower Level: A garage, workshop, and plant room, with the building partially cut into the hillside for a seamless integration with the landscape.

  • Middle Floor: The principal entrance level, featuring four double bedrooms and a staircase leading to the upper floor.

  • Upper Floor: A spacious, open-plan living area with a kitchen, dining space, and family lounge. A recessed balcony will provide far-reaching views across the valley, creating the perfect space to enjoy the surroundings.


To future-proof the home, an internal lift will provide easy access to all levels, ensuring long-term convenience and accessibility.


Enhancing the Site and Surroundings


The proposed new dwelling will be set slightly further back on the plot, overlapping part of the original footprint. This positioning makes better use of the site and ensures the property takes full advantage of its hillside location. The mature trees surrounding the site will remain untouched, preserving the natural beauty of the area.


The current semi-detached property, which is in disrepair and lacks architectural appeal, will be replaced with a thoughtfully designed home that enhances the local environment. The new dwelling will be accessed via the existing driveway, maintaining the familiar approach to the property.
